THE EXISTING SITE

Throughout the last 12 years, Quadrant House has never been fully let. The impact of Covid and the rise of working from home has escalated this. Additionally, throughout Sutton, there has been a steady decline of demand and supply for office accommodation in recent years. Sutton is now seen as a secondary office location, with larger office occupants locating elsewhere. 

In order to compete with Grade A office space located elsewhere in London, it would require significant refurbishment which is not viable in today’s market. Alternative uses have been recommended for this location. 

Given the excellent transportation accessibility and town centre location, this is a viable and sustainable way to redevelop a tired building for much-needed housing and newly invigorated public spaces in Sutton.

RE-USE OF THE EXISTING BUILDING

The work-to-date has concluded that the most credible redevelopment option from a sustainability, structural, ecological, design and planning perspective is to retain and reuse. The structural quality of the existing building is able to accommodate a longer lifespan. Therefore this approach opens up the possibility of reusing and re-purposing The Quadrant and transforming it to meet modern needs and requirements whilst addressing Sutton’s aspirations to become one of London’s most sustainable boroughs. 

Current proposals indicate that 56% of the original building would be retained or reused.

THE PEREGRINE FALCONS

The roof of the Quadrant has been a breeding location for Peregrine Falcons. The Design Team have been working with the London Peregrine Partnership on the temporary relocation and mitigation strategy during the construction period to ensure the Peregrines remain undisturbed during nesting season. We are designing a nesting area on the roof of the new development, which will maximise breeding opportunities for future Peregrines.
