OUR VISION FOR QUADRANT HOUSE

Our vision to is to repurpose the existing Quadrant House site to provide a new rental residential community within the heart of Sutton, adjacent to Sutton Railway Station.

Quadrant will provide two types of rental homes:

BUILD-TO-RENT

The proposal will provide c. 300 new rental homes known as ‘Build to Rent’ ranging from one-bedroom apartments to three-bedroom family homes, the mix of accommodation has been chosen to help meet Sutton’s housing needs. A high proportion of the new homes will be dual aspect bringing better daylight, ventilation, and views. One in ten will be designed for wheelchair users.

130 of the homes will be provided at affordable rental levels that is known as Discounted Market Rent or London Living Rent.

Residents will also benefit from well-managed, active, versatile communal areas including a gym and other leisure facilities.



CO-LIVING

The proposals would also deliver c.190 rental studios known as ‘Co-living’. Co-living is an innovative way of living centred on community and social involvement, providing a vibrant hub for its residents.

It offers an affordable and flexible approach to urban living by providing high-quality accommodation alongside access to shared amenity spaces, which are available to residents as part of a single package of all-inclusive bills. Unlike traditional houses of multiple occupation (HMOs) or flat shares, co-living provides a higher standard of living within professionally managed buildings, offering a variety of amenities in a safe environment.

Across a typical floor, a selection of co-living accommodation and sizes will be available to maximise choice. Shown below is a standard size co-living apartment providing alternative living arrangement to residents with a larger living and relaxing space.


CO-WORKING

To offset the loss of office space, the development will provide co-working space, which is available to rent by all residents of Sutton. The space will provide multifunction hot desking office space. You can rent a desk, a meeting room or pod space on a daily, weekly, monthly, or yearly basis. We are working with ARC Club Co-working providers.

COMMUNITY HUB

A large multifunction community hub is proposed. The multifunctional space will be available to rent to all residents of Sutton, community groups and charities at a subsidized rate. The design of the community space is being developed with local charities.

PUBLIC REALM IMPROVEMENTS

The external proposals for Quadrant House deliver high quality public realm improvements alongside generous resident amenity space.

The key elements of these improvements include a new public space designed around the retained Messenger Sculpture and Improved links to Sutton High Street, and the station. There are new public gardens and the western side retains the existing trees and introduces decked terraces. Access and circulation are generally improved as well as new play spaces within the public gardens and private amenity.

The plan aligns with the high sustainability aspirations for the project. A lot of the building material including bricks, timber and cladding panels are reused or recycled into the landscape work and biodiversity gain is likely to be in excess of 50%.

Throughout 2024, we have been working with Sutton Women’s Centre to help make Sutton town centre a safer place to live and work. 

We are delighted that Sutton Women’s Centre have agreed to be key advisors for the project, focusing on tackling antisocial behaviour, the installation of new public art and the creation of new public spaces where local residents can feel safe and secure. 

Working with the Charity, Network Rail and Sutton Council’s Highways Department, we have committed to significantly improving the journey of pedestrians moving between the rear train station exit, Quadrant House and Brighton Road.

The plans will see the space opened up with improved visibility and CCTV coverage. There will also be new paving and street lighting.
